A prepayment for 2 nights or 50% of the total room charges, whichever is greater, is required as a booking deposit. The full remaining balance is to be paid within arrival day.
Unless the total number of nights initially booked is unaffected, every night cancelled due to late check-in, early check-out, no-show or change of dates is subject to cancellation fees shown below.
Please notify us by email as soon as possible if you need to cancel or amend your reservation.
CANCELLATION (FULL OR PARTIAL) REQUESTED BEFORE ARRIVAL:
❖If requested at least 42 days before arrival: 25% of the cancelled nights is non-refundable
❖If requested at least 21 days before arrival: Up to 2 nights at our standard room rate or 35% of the cancelled nights, whichever is greater, is non-refundable
❖If requested later than 21 days before arrival: booking deposit is not refundable
❖In addition to the non-refundable nights, 4% of the amount paid as booking deposit is non-refundable
Discount on room rate, if there was any granted at the time of reservation, may be lost in case of partial cancellation of reservation.
NO-SHOW OR CANCELLATION (FULL OR PARTIAL) REQUESTED AFTER ARRIVAL:
Reservation is guaranteed when a full payment is made towards the outstanding balance within arrival day. No-show or failure to make the said payment is considered a voluntary request for cancellation made by the guest resulting in the entire reservation forfeited. All payments that have been made are non-refundable.
CHANGE OF DATES:
Amending dates without affecting the number of nights initially booked can be made before arrival and is subject to availability. Discount on room rate, if there was any offered at the time of reservation, may be cancelled. Amendment is not possible after arrival.
Reservation, Payment and Cancellation Policy
1. Short Stay (4 weeks or less)
2. Long Stay (more than 4 weeks)
A prepayment for the first 4 weeks or 40% of the total room charges, whichever is greater, is required as a booking deposit. The last 4 weeks must be paid within 2 days of arrival. Room charges for the remaining period must be paid monthly at the beginning of every 4-week period.
No-show or failure to make any of the payments mentioned above is considered a voluntary request for cancellation made by the guest resulting in the reservation from the 3rd week onward forfeited.

FULL CANCELLATION OF RESERVATION:
❖ If requested at least 6 weeks before arrival: 40% of booking deposit is not refundable
❖ If requested at least 3 weeks before arrival: 60% of booking deposit is not refundable
❖ If requested less than 3 weeks before arrival: 80% of booking deposit is not refundable
❖ If requested on or after arrival: all payments made before cancellation are not refundable
PARTIAL CANCELLATION OF RESERVATION (making your stay shorter):
In Green Season (staying between May 1 and October 15 at monthly price)
Room charges will be recalculated according to the new dates. Discount price, if there was any granted on the initial reservation, may be lost.
❖ If cancellation is requested at least 4 weeks before arrival: Cancelled nights are refunded in full.
❖ If cancellation is requested less than 4 weeks before arrival: 70% of the cancelled nights is refunded.
❖ If cancellation is requested upon or after arrival: The cancelled nights that are beyond 4 weeks from the date where the cancellation is requested is refunded.
In High/Peak Season (staying between October 16 and April 30)
❖ If cancellation is requested at least 4 weeks before arrival:
•Less than 20% of your stay is cancelled: 100% of the cancelled nights is refundable.
•More than 20% of your stay is cancelled: 70% of the cancelled nights is refundable.
❖ If cancellation is requested less than 4 weeks before arrival:
•50% of the cancelled nights is refundable.
❖ If cancellation is requested upon or after arrival:
•Less than 20% of your stay is cancelled: No refund for the cancelled period.
•More than 20% of your stay is cancelled: 30% of the cancelled nights is refundable.
CHANGE OF DATES:
Amending dates, within the price category used for the reservation and without affecting the number of nights initially booked, can be made at free of charge.

NOTE:
We reserve the right to adjust our rates, policies and services without prior notice. For an existing booking, both the prices and the policy that were effective at the time of reservation (when booking deposit was paid) remain valid till the end the booked stay.
3. Child Policy
Children can be accommodated only at the cabin types COTTAGE, FOLKS, ZEN, NOSTALGIA and TOKYO provided that the reservation was made including them with the age of each children advised to us. Depending on the age we may limit the number of children to accommodate.
A damage deposit, 6000 THB or equivalent amount in foreign currency, is required upon arrival if a child of age under 10 years is included in the guests.
